A very long state in the east-west direction and quite narrow from north to south, Tennessee is surrounded by Kentucky, North Carolina, Alabama, Mississippi, and Arkansas. Admitted to the Union in 1796, Tennessee has long been known for its pearl-bearing mussels which are among the most durable in the world. It is home to the Grand Ole Opry, Graceland, and the Civil War Heritage Trail. Tennessee's largest cities are Memphis, Nashville, Knoxville, Chattanooga, Clarksville, Murfreesboro and Jackson.

Indeed, Tennessee residents continue to suffer from the ravages of severe storms, flooding, and the general malaise of unemployment. With unemployment rates exceeding ten percent, a fact that is particular to Tennessee is the number of people over the age of fifty who need gainful employment. What is especially telling of the situation is that many older persons are working two and three jobs to make ends meet. Years ago, this would have been rare. Older people worked but as hobbies or just to get out of the house. Now they must work to pay mortgages and household expenses. Consequently, the State of Tennessee, through the Tennessee Department of Labor and Workforce Development, launched a website called Boomer Careers to help residents over the age of forty transition from their old careers to new jobs.

Further, manufacturing, mining and construction provide thousands of jobs to Tennessee citizens, but those industries saw major job losses in the last year. As a result, the state was approved in August 2010 for funding assistance from the federal Hardest-Hit Fund. In an effort to bridge the gap of time between losing one's job and starting a new job, the fund will help home owners protect their houses against foreclosures. Many had already sought Tennessee mortgage refinance, reducing their mortgage payments and consolidating debt, but the time training for new types of employment and/or waiting for new jobs to open, was longer than anticipated, and many home owners found themselves in financial difficulties, defaulting on monthly payments and accumulating huge service charges.

Local and state initiatives are also available, as governments try to make residents aware of their rights and options as they relate to foreclosures. Congressman Steve Cohen is urging home owners who have are having trouble making mortgage payments to ask about The Hope for Homeowners program, whereby, Tennessee mortgage refinance may be available. The new loans might be based on thirty or even forty year periods with fixed rates resulting most times in lower payments than the existing mortgages. He has also expressed his concern at the negative effects imposed by foreclosures to neighborhoods. Just one foreclosure on a street can decrease the values of other homes by as much as nine percent.

By taking proactive steps, home owners avoid many of the problems associated with seeking help when foreclosure is imminent.
